Indian Creek Industrial Park

In June 2018 at the 6.7 acre site at 2648 3 Mile Road in Walker, Michigan, the Construction Simplified team began construction for the Indian Creek Industrial Park project. Construction Simplified used pre-engineered steel building systems, for budget purposes, bringing the total project cost to approximately $2.5 million.

The building owner occupies around 3,000 square feet and the balance was designed as tenant suites ranging from 3,000 to 10,000 square feet. This project was completed in August 2019.

“The two buildings totaling 30,000 square feet are fully leased and a great addition to the City of Walker,” said Steve Penfield, Partner at Construction Simplified.

During construction, Construction Simplified ran into issues with the existing public utilities. They were poorly documented and therefore not at anticipated depths. The original plan was to directional bore domestic and fire protection services for each building under the road to avoid road closures to a major thoroughfare, but due to increased depths, tie-ins required land closures and therefore open-cut excavation was required. With full road closure nearing the winter months and asphalt plant closures, milling and repaving was required the following spring.
