July 2020: On Your Radar features a solar farm, a new industrial building, and more!

MOUNT PLEASANT – LARGE SCALE SMARTZONE EXPANSION / Project Numbers 2020-16AE; 2020-16B8, 2020-16BD

Plans consist of 630,000 square feet of office space, 600,000 square feet of assembly or manufacturing space, 5,000 square feet of retail, and 915 new residences including 500 apartment bedrooms, 275 townhomes, and 140 cottage homes. Plans also include 16 acres of parks and squares, 40 acres of preserved open space, and 15 acres of cropland for agricultural businesses and agricultural researchers.

DETROIT – NEW 16 STORY RESIDENTIAL BUILDING / Project Number 2020-1765
This $64.6 million project is slated to begin in October with completion by January 2022. Proposed is 12 condos and 153 apartment units. In addition, there will be 30 private office suites, a 950 square foot small grocer, a resident club room, fitness center, and a deck.

LANSING – LARGE-SCALE MIXED COMMERCIAL DEVELOPMENT / Project Number 2020-1758
Phase 1 bid on July 9th (see active bidding project 2020-1756). Phase 2 plans include a high-anchor tenant, and commercial space. Phases 3 through 6 will be for multiple-family living, assisted living, single family, and more retail.

INDEPENDENCE TOWNSHIP – LARGE-SCALE MIXED USE PLANNED UNIT DEVELOPMENT / Project Numbers 2020-19FA; 2020-19FB; 2020-19FC; 2020-19FC
Construction on the development is expected to begin in the spring with completion by 2023. Plans include a residential component, including a 280-unit luxury apartment complex, and 99 single family homes split between a 47-lot single family residential neighborhood and 52 detached condos. The commercial component will include a market, fitness center, health store, restaurant, and daycare.

MONTCALM COUNTY – LARGE-SCALE SOLAR FARM / Project Number 2020-18B2
Plans are still in the early stages for this $200 million 1,200-acre solar farm. The farm will generate 200 megawatts of energy and will use photovoltaic panel tracking systems.

NOVI – NEW SPECULATIVE INDUSTRIAL BUILDING / Project Number 2020-1891
Proposed is the construction of a 98,650 square foot speculative building for research and development, manufacturing or warehouse uses on approximately 20 acres. The project is expected to begin during this winter or spring 2021.

COMSTOCK PARK – LARGE-SCALE MIXED-USE DEVELOPMENT / Project Numbers 2020-1900; 2020-1904; 2020-1906
The development will include single family homes, an independent living facility, and commercial uses. The
proposed residential component consists of single family, duplex, and triplex dwelling units for a total of 54 units. This project is still in the early planning stages.
