March 2021: On Your Radar features a new solar farm, the expansion of a private school, a large-scale riverfront development, and more!

LARGE SCALE HOUSING COMPLEX  / Project ID 2021-0640
The vision for the property is a village concept with a variety of rental and for-sale houses, including 78 townhomes with two-car garages, 67 townhomes with one-car garages, 48 townhome units over flats, 45 single-family homes, and 300 apartments. The site will provide a total of 538 homes, nature trails, and new connections to a nearby park. Bidding is slated to begin in mid-2022.

REDEVELOPMENT OF A HOTEL FOR A SENIOR LIVING FACILITY / Project ID 2021-0954
Plans include converting the 133 guest rooms into 76 senior living units and converting the hotel’s restaurant into a dining area. A public hearing is set for March 18 to review an amendment to the planned unit development to allow for the change in use.

LARGE SCALE BUSINESS CENTER / Project ID 2021-0607
The township planning commission reviewed the site plan in February. Plans include two buildings at 120,000 and 124,000 square feet along with 305 parking spaces.

UTILITY SOLAR FARM / Project ID 2021-067B
The solar farm will be a 5MW ground installation and will cover approximately 45-50 acres. The special land use request was reviewed by the township in February.

REHABILITATION OF AN APARTMENT COMPLEX / Project ID 2021-06D2
This $31.4 million senior affordable housing complex containing 51 units will bid to subcontractors in June or July. Rehabilitation work will consist of extensive improvements, including common area and in-unit upgrades, mechanical and electrical replacements, and upgrades to exterior components such as the roof and concrete areas.

DEVELOPMENT OF A PILGRIMAGE SITE FOR CHURCH FUCTIONS AND MEDICAL CARE / Project IDs 2021-072F, 2021-0730, 2021-0731
This ambitious multi-phased development will take years to complete. Plans include a world-class rehabilitation center, a medical school, a hospital complex, an adoration chapel, a Grotto, and more. Phase 1 for the adoration chapel is slated to break ground on May 25. As of March 2, a construction management firm has not yet been selected.

EXPANSION OF A PRIVATE SCHOOL / Project ID 2021-0840
This $2.4 million expansion is slated to begin in 2022. Plans call for 5 new classrooms, 3 conference rooms, additional storage within the classrooms and hallways, additional restrooms, and a storage building.

PROPOSED CONVERSION OF MOTEL INTO HOUSING FOR THE HOMELESS  / Project ID 2021-02A6
Homeless people will be invited to live in the rooms while the development team finalizes plans for renovations, obtains approvals, and procures bids. Bidding is anticipated in April and they plan to have the apartments move-in ready by December for this $2.5 million conversion project.

LARGE SCALE RIVERFRONT DEVELOPMENT  / Project IDs 2021-088E, 2021-08C2, 2021-08C0, 2021-08BD, 2021-088F, 2019-00B0, 2016-2D3F
The conceptual plan was presented in February. Project recommendations include ground-floor retail and trend-forward mixed-use prioritized for minority-owned businesses, an adventure park, a kayak pit-stop, a zipline, an amphitheater, 1,500-1,750 mixed housing units, 1,675 new parking spaces, a soccer venue or aquarium, and more!
