February 2021: On Your Radar features a new health and fitness club, a large-scale master plan for a mixed-use development, and more!

TWO-STORY ATHLETIC FACILITY  / Project ID 2021-00A3
Plans include 89,300 square feet of recreation area including basketball courts, batting cages, a running track, lockers, and a 50-yard indoor field. Plans also include office space, a store, a physical therapy/training area, storage space, a cafeteria, concessions space, and a restaurant.

REDEVELOPMENT OF A LARGE-SCALE BUILDING FOR OFFICE SPACE FOR A HEALTH PROVIDER / Project ID 2021-00DB
The health provider closed on the purchase of the building in December. The 160,000 square foot building and the small surface parking lot behind it, will be incorporated and attached to a new large-scale administrative office building that is currently underway (Project ID 2019-1D03).

NEW HEALTH AND FITNESS CLUB / Project ID 2017-2BF1
Builders Exchange has been reporting on this project since 2017. Approximately $21 million towards the $25 million goal has been raised. They are hoping to break ground on the 75,000 square foot facility between July and September.

NEW AFFORDABLE HOUSING DEVELOPMENT / Project ID 2021-015A
Proposed is a new $10 to $11 million 55-unit housing development. The project is in the pre-development stage, and in the process of applying for low-income housing tax credits through the Michigan State Housing Development Authority. Pending tax credits, they hope to start construction during spring 2022.

NEW PRODUCTION FACILITY / Project ID 2021-01B3
Proposed is the construction of a 3 story, 75,790 square foot facility with 76 parking spaces. Construction is slated to begin in May.

LARGE-SCALE MIXED-USE DEVELOPMENT / Project ID 2021-0233
Proposed is a mix of uses including the following: six and eight-story office complex in two buildings (540,000 gross floor area); surface and deck parking; three 9,000 square foot retail or restaurant buildings; and a five-story hotel with a restaurant and 220 rooms.

MULTIPHASE WAREHOUSE AND INDUSTRIAL DEVELOPMENT / Project IDs 2021-02D6, 2021-02D8, 2021-02D9, 2021-02DB, 2021-02DC
Plans include 5 large scale buildings totaling $120 million. Phase one is anticipated to start in the spring.

PROPOSED CONVERSION OF MOTEL INTO HOUSING FOR THE HOMELESS  / Project ID 2021-02A6
Homeless people will be invited to live in the rooms while the development team finalizes plans for renovations, obtains approvals, and procures bids. Bidding is anticipated in April and they plan to have the apartments move-in ready by December for this $2.5 million conversion project.

LARGE-SCALE MASTER PLAN FOR THE MIXED-USE DEVELOPMENT  / Project IDs 2021-0410, 2021-0412, 2021-0413, 2021-0414, 2021-0415, 2021-0416, 2021-0417, 2021-0418, 2021-0419
The waterfront single-family and duplex residences will be constructed first, possibly starting in June, for this $110 million project. The assisted living facility will break ground this summer. The apartments will be constructed following the senior living facility. The boat storage facility work will follow construction on the apartments. After the first 4 projects are completed, developers will pause work for a time before moving onto the hotel (provided the hotel business is back to normal), the townhomes, office building, and town center.
