LARGE-SCALE RESIDENTIAL MIXED-USE DEVELOPMENT / Project ID’s 2022-2D46, 2022-2D46-A

This $151-$197 million 9-story building will include 39,000 square feet of street-level mixed-use retail and four residential floors atop retail space (200 housing units). There will also be four floors of space for community services (33,750 square feet) including office space, meeting rooms, and services aimed at improving access to education and job placement. Future plans may include a phase 2 concourse addition.

 

REDEVELOPMENT OF A HOTEL FOR A LARGE-SCALE MULTIFAMILY RESIDENTIAL DEVELOPMENT / Project ID 2022-2E39

Proposed is the redevelopment of a 5-story hotel for a multifamily development consisting of 150 units. The former hotel’s banquet hall, commercial kitchen, lounge area, continental breakfast dining room, and 5th-floor pool area will be converted into amenity spaces for residents, which could include storage units, workout facilities, mailrooms, and spaces for washers and dryers. Per the developer, on November 22, they had not yet selected a general contractor, but they were hoping to do so by the end of the year.

 

REDEVELOPMENT OF A GOLF COURSE FOR A LARGE-SCALE RESIDENTIAL DEVELOPMENT / Project ID 2022-2EAE

Plans include 315 single-family lots, 104 detached single-family condos, 84 attached single-family condos in 42 buildings, and 64 attached single-family townhomes across 16 buildings. Plans also include a clubhouse, sidewalks, trails, covered seating next to two pickleball courts, and a splash pad. Phase 1 construction is planned to begin in 2023.

 

MASSIVE SCALE MIXED-USE DEVELOPMENT / Project ID 2022-2F3F 

This development covering 1,200 acres could bring retail, housing, health care, manufacturing, entertainment, and dining to the area. Groundbreaking is planned within the year and construction will last for decades

 

COUNTY MEDICAL EXAMINER FACILITY / Project ID 2022-311E

The county is planning a $6 million standalone, county-owned, medical examiner facility. Per the county on 12/6/22, this funding was just appropriated so realistically it will be 90-120 days before they have any architect, engineer, or contractor identified.

 

NEW SENIOR CENTER / Project ID 2018-2943

Builders Exchange has been reporting on this $7.5 million project since 2018 which is now planned for bidding in late spring. The project proposes to replace the 5,738 square-foot building with an approximately 18,000 square-foot building including outdoor recreation facilities such as shuffleboard and tennis/pickleball as well as maintaining green space and enhanced access to the existing public beach area.
