LARGE-SCALE MIXED-USE SITE CONDOMINIUM DEVELOPMENT / Project ID 2023-2D22

The development will consist of 7 two-story mixed-use buildings, with a total of 17 individual units providing a variety of retail, office, medical office space, and residential buildings surrounding a central common area with parking in the center. There are interested buyers, but there is no construction management firm yet.

LARGE-SCALE MAUFACTURING FACILITY / Project ID 2023-29E9

This massive $400 million plant is being referred to as a gigafactory. It will be constructed in stages to match supply and demand.

NEW WATER TREATMENT PLANT / Project ID 2023-29A2

This $5 million plant is in the early conceptual stage. Plans call for the replacement of the existing water treatment plant by creating a new iron removal plant.

MASSIVE-SCALE MIXED-USE DEVELOPMENT / Project ID 2023-2C88

The development could possibly contain 200 multi-family low-rise units; 36 small offices; 14 units in a strip retail plaza; 12 high-turnover (sit down) restaurants; and 15 fast food restaurants with drive-through windows. Phase 1 of this 4-phase project is slated to begin by the end of 2025.

NEW COLLEGE OF MEDICINE FOR A UNIVERSITY / Project ID 2023-2E0D

The three-story building is planned to be 40,000 square feet, with space for research, administration, and instruction. In October, the Michigan Strategic Fund Board approved the transfer of funds, and state officials have supported this $24.5 million project with a $3.4 million grant.

EXPANSION AND REVITALIZATION OF A MEDICAL CENTER / Project ID 2023-2E24

Design work is now underway and is anticipated to take 12 months for this $52 million project. Construction will begin with the emergency department in 2025.

RECONFIGURATION AND REDEVELOPMENT OF A LARGE-SCALE SHOPPING CENTER SITE / Project ID’s 2023-2E4A and 2023-2E4A-A

Bidding is slated to begin during the summer of 2024. Plans call for the reconfiguration of the existing shopping center, including a revamp of several larger tenant units, the addition of outlots, and some accompanying changes to the parking lot. The reconfiguration will create three new major tenant spaces for commercial uses with corresponding site improvements. The largest of these tenant spaces will be a 70,400 square foot grocery store.

ADDITIONS AND RENOVATIONS FOR A STUDENT CENTER FOR A COLLEGE / Project ID 2021-0CDA; 2021-0CDA-A; 2021-0CDA-B; 2021-0CDA-C

Builders Exchange has been reporting on this project since March of 2021. This $33.6 million project includes renovations to the 61,268 square foot facility with a 16,100 square foot addition. The Request for Proposals for Architectural and Engineering services was due on January 3 and the Request for Proposals for Construction Management Services is due on January 15. Programming and schematic design planning is to be completed by April 2024 to allow state submittal in May with work to begin on site as early as summer 2025 pending state approval.

LARGE-SCALE INDOOR YOUTH SPORTS COMPLEX / Project ID 2023-32E3

Hypothetical draft plans for the $40 million facility include 8-12 basketball courts or 16-24 volleyball courts and an indoor artificial turf area of approximately 100,000 to 140,000 square feet. They hope to have more details and a location by June or July.

HEALTH SCIENCE AND CANCER RESEARCH CENTER / Project ID 2023-153D

The overall duration of this $200 to $250 million project may be 4 to 5 years with completion by 2027-2028. A university and cancer institute are working in partnership on this project and plan to have an architect selected in February.
